Row home residential development breaks ground near newest school

MANKATO — Construction has begun on a row house development near Prairie Winds Middle School.

Partners held a groundbreaking Wednesday for the Bluestem Commons project, which will feature 114 units with three bedrooms, two-stall garages and three floors each.

It’s the first row home project of its kind in the city, as well as the beginning of development projects in the open land near the district's newest school.

Row homes are arranged similarly to town homes in that the structures share a common wall. The units will be sold rather than rented, though, which is similar to a condominium, only bigger.

“You still own it, so you’re not just renting,” said designer Matt Borowy of Bright Pixel Design. “You’re actually still owning the property and building equity.”

He described the design as “modern,” with custom finish cabinets among the features.

“It’ll be very current,” he said. “People tend to be a little more discerning with what they want now.”

With prices starting at $219,900, the row homes will be targeted at buyers who want the amenities of a house but don’t want the maintenance that comes with it.

“It’s hassle-free living,” said Patti Heitkamp, who handles marketing for the project. “If you don’t want to mow the lawn or shovel snow, you don’t have to.”

She said likely residents would be young families looking for a starter home or retirees looking to downsize.

“We’re looking at a first-time home buyer, young families, even empty nesters,” she said.

Construction started earlier this summer and could be completed in early winter around Dec. 1, said Jason Weinandt of Alliance Contracting. (An earlier groundbreaking ceremony was canceled because of weather.)

Alliance Contracting is one of the partners on the project, which also includes Profinium as financier.
